What Is Green Star?

Green Star is Australia's leading sustainability rating system for the built environment, developed and administered by the Green Building Council of Australia (GBCA). It provides a comprehensive framework for evaluating the environmental design and performance of buildings, fitouts, and communities across multiple categories including energy, water, materials, indoor environment quality, transport, ecology, emissions, management, and innovation.

Since its launch in 2003, Green Star has been applied to thousands of projects across Australia. It has become the benchmark for sustainable building practice and is widely recognised by government, industry, and the market as a credible indicator of environmental performance.

Green Star Certification Levels

Green Star uses a star rating system from 1 to 6 stars, with each level representing a different standard of environmental performance:

  • 1 Star — Minimum Practice: Meets the minimum requirements but represents a starting point for sustainability.
  • 2 Stars — Average Practice: Reflects typical industry performance with some sustainability considerations.
  • 3 Stars — Good Practice: Demonstrates a meaningful commitment to sustainable design and construction above minimum requirements.
  • 4 Stars — Best Practice: Represents the minimum rating for formal Green Star certification. Buildings at this level incorporate significant sustainability features across multiple categories.
  • 5 Stars — Australian Excellence: Sets the standard for Australian sustainable building. These projects go well beyond standard practice with innovative sustainability solutions.
  • 6 Stars — World Leadership: The highest achievable rating, representing globally leading sustainable design and performance. Only a small number of projects achieve this level.

Formal GBCA certification is available for projects achieving 4 stars and above. Projects scoring below 4 stars receive a self-assessed rating without third-party certification.

Green Star Rating Tools

The GBCA offers several Green Star rating tools tailored to different project types and stages:

  • Green Star — Buildings: The latest consolidated tool covering new buildings and major refurbishments. It replaced the earlier separate tools for Design and As Built.
  • Green Star — Interiors: For fitouts and interior refurbishments of existing commercial spaces.
  • Green Star — Communities: For precinct and community-scale developments including masterplanned estates and urban renewal projects.
  • Green Star — Performance: For existing buildings, measuring actual operational performance. This tool complements NABERS ratings by incorporating broader sustainability criteria beyond energy and water.

Who Needs Green Star Certification?

Green Star certification is voluntary, but it has become a market expectation for premium commercial developments across Australia. The following situations commonly drive Green Star certification:

  • Government requirements: Many state and local governments require or incentivise Green Star certification for significant developments, particularly in urban renewal areas.
  • Institutional investors: Major property funds and REITs increasingly require Green Star certification as part of their ESG commitments and investment criteria.
  • Tenant demand: Premium tenants, particularly government agencies and large corporations, prefer or require Green Star certified buildings as part of their sustainability policies.
  • Planning incentives: Some councils offer floor space bonuses, expedited approvals, or reduced development contributions for Green Star certified projects.
  • Market differentiation: In competitive property markets, Green Star certification helps buildings stand out and command premium rents.

The Role of a Green Star Accredited Professional

A Green Star Accredited Professional (GSAP) is an individual who has been trained and accredited by the GBCA to manage the Green Star certification process. Their role includes:

  • Conducting initial feasibility assessments to determine achievable star ratings
  • Advising the design team on credit targeting and compliance strategies
  • Coordinating documentation and evidence collection across the project team
  • Preparing and submitting the Green Star submission to the GBCA
  • Managing the assessment and review process, including responding to technical clarifications
